Insbrook Park Addition plat and rezone
A preliminary plat for Lots 1-3 in Heron Cove Addition was up for action — an early step toward new residential lots in the city.
Armory redevelopment ends; property back in city hands
After four years, the Linchpin deal to redevelop the Historic Armory at 221 Main Avenue is officially dead — financing fell through amid high construction costs and interest rates. The city reimburses Linchpin $307,927 for asbestos abatement, roof repairs and other work the city would have needed anyway, and staff will bring new ideas for the site as early as September 22.
Dacotah Bank Center future
The city is moving from talk to action on turning the DBC into a hybrid events-and-recreation venue, with sport courts for youth sports groups and up to $10 million in renovations. The Oak View Group management deal ends in December and current staff would become city employees.
Downtown Third Space / Armory redevelopment
The council advanced the plan to turn the Armory property and adjacent sites into downtown green space, clearing the state historic review and starting architect searches after seven residents weighed in.
Legacy Addition Preliminary Plat
Ten lots on roughly 53 acres east of 34th Avenue are being platted for storage condos in a light industrial district, with a new 36th Avenue road and a future connection point east. State approval of the Highway 14 access and drainage work still must come before final plats.
Branch Creek affordable housing setback error
A one-foot surveying error put two townhome garages into the required 20-foot front setback. The variance keeps the homes affordable instead of forcing costly relocation of the structures.
Annexation for church utilities connection
The Jehovah's Witness congregation needs to be inside city limits to hook up to city utilities via the new Legacy Addition street. The annexation comes in as agricultural zoning, but a future rezone will be needed since the lot is too small for the district's 35-acre minimum.
Annexation of Outlot F and Outlot G
Two outlots in Section 20 were up for annexation into Brookings city limits, bringing them under city services and regulation.
Workforce and mobile home housing affordability
New requirements on when developers must build utilities and pave streets cleared the commission, but two commissioners warned the rules add cost to every new lot — a tension with the community's affordability goals.
Sunset Lake Estates subdivision
An 11-lot large-lot single-family subdivision on West 20th Street South got final plat approval, with Brighton Road extended south. Councilman Avery noted the cul-de-sac will be a snow-removal headache.
Prairie Sunset Addition single-family development
The developer cut the plan from up to 58 lots to 11 estate-style single-family lots with a lake after community pushback on density. The plat now heads to City Council May 26.
