8 issues in zoning
Billboard separation standards on Minnesota Avenue
A 2024 city ordinance requires off-premises signs to sit 500 feet from sensitive land uses like single-family homes, rivers, cemeteries and historic districts. This was the first case testing that rule, and the board granted a 341-foot separation — a signal the rule may be flexible along established commercial corridors.
Office zoning for Cliff Avenue site
A developing 1.68-acre parcel at 6401 S. Cliff Ave. was recommended for office zoning, matching office zoning already nearby in the 69th St. and Cliff Ave. employment center.
Larger billboards along the I-229 corridor
The commission approved enlarging a billboard near I-229 to 616 square feet, with a digital face. Some commissioners worry other 288-square-foot signs nearby will now line up for the same treatment, and that the Cliff Avenue interchange feels less commercial than the rest of the corridor. The corridor has a cap of 21 billboards, with 17 currently permitted.
Commercial conversion of Sycamore Ave. residential lot
A house at 700 S. Sycamore Ave. will likely be demolished to make way for a parking lot serving the auto dealership to the north, after the rezone to commercial advanced. Buffer yards and setbacks will apply next to the apartments to the east.
Rezonings at 6401 S. Cliff Ave. and 700 S. Sycamore Ave.
Two rezoning requests are heading toward a future commission vote — one converting a commercial parcel to office use, the other shifting a duplex-zoned property to neighborhood commercial. They'll shape what can be built at those corners.
Three rezonings advance toward October 6 decision
First readings were given to rezonings near 57th & Six Mile, 41st & Ellis, and 904 W. Bailey St. — shifting land to apartment, conservation, and commercial zoning. Final votes come October 6.
Rezone south of E. 33rd St. and east of Veterans Pkwy.
Western Hills, LLC wants land rezoned from single-family suburban to conservation district, reportedly to allow for drainage. It cleared first reading and heads to a second reading and possible final vote on August 5.
Heavy industrial rezone north of I-90, west of I-29
Farmland near the Foundation Park industrial area is headed toward heavy industrial zoning, clearing the way for future industrial development. Public input during the meeting referenced community pushback and a petition drive related to the earlier data center rezone.
